Transfer your deposit to the solicitor

Confirm mortgage funds are ready to draw down

Check with your solicitor that the lender will release the mortgage funds in time for completion.
File & pay Stamp Duty (SDLT)

In England & Northern Ireland the SDLT return must be filed and the tax paid within 14 days of completion — penalties and interest apply if it's late. Your solicitor usually files on the day; confirm they have. (Scotland: LBTT / Wales: LTT have different deadlines — see the `nation` variable.)
Mortgage — property address
